Since the early 90s, Scott and Acacia have been involved in the success of many custom home communities around the greater Phoenix area. The following is a “snapshot tour” of those great places.
The Pecans is the hallmark custom community in Acacia’s long history of custom community development and marketing. Planning began in 2000, development began in 2004 and our very sophisticated and highly successful marketing program began in 2005. The community was built in a 300-acre pecan orchard in Queen Creek (between Hawes, Ellsworth, Chandler Heights and Riggs Roads), in commercial operation at the time, and was divided into six phases with each phase taken out of commercial production as needed for further development. Our renowned California land planner created a masterful plan with divided one-way streets, creative open spaces and diligent tree preservation. Housing design guidelines carried an Old European style in keeping with the traditional feel of the grove. There are 265 lots in The Pecans, now the most sought-after custom community in the southeast valley.
Vasaro is an upscale gated custom community on Riggs Road between Lindsay and Val Vista Roads in Chandler. The community was developed and marketed 2004-2005. It featured a dramatic gated entrance with an Old-World feel. The stone walls and bell tower at the entrance to Vasaro were inspired by a country village in the Provence region of southern France from which Vasaro draws its name and character. It’s a tribute to romantic design, Mediterranean landscape and a simpler lifestyle. A grand promenade of shade trees connects parks, recreational playgrounds, trails and open space. The community plan is organized around the park promenade in a modified grid pattern with 116 lots, ranging in size from just under a half-acre to almost three-quarters of an acre. Today, Vasaro is one of the most highly sought-after custom communities in the southeast valley.
Vanderbilt Farms is a large community of 140 1-acre lots at Sarival and Yuma Roads in Goodyear. It was developed and marketed from 2002 to 2004. The community has a distinctive ranchette flavor with flood irrigation, split rail fencing and strong design guidelines for both homes and landscaping. We created a sophisticated on-site marketing center which produced a highly successful sales program. Today, Vanderbilt Farms is one of the most highly sought after ranchette communities in the west valley.
Borgata was completely entitled as an upscale hillside custom community on the west face of Goldmine Peak at the east end of the San Tan Mountains and near the southeast corner of Hunt Highway and Thompson Road in Queen Creek. The site is 275 acres in size and platted & engineered into 200 lots. It is rich with lush desert vegetation and rock outcroppings and the elevated hillside lots have spectacular views. A magnificent arroyo/wash runs the length of the community at it’s midpoint. The site plan includes enhanced parks, pathways, public spaces and paved trails leading to a commercial/retail center on the northern edge of the community. The community was graded in 2007 immediately prior to the market collapse prior to which, approximately 50 lot reservations had been taken. The site remains in its graded state awaiting development.
Bellero
Bellero is a community of 88 ¾-acre lots located at the northeast corner of Ellsworth and Empire Roads in Queen Creek. The community is situated adjacent to the west of Pegasus Airpark Estates and is divided into two phases – each with its own landscaped entrance and active park. Bellero was pre-marketed as a custom community in 2007 and eventually sold to Elliot Homes – currently operational in Bellero now.

Cayley Manor is a gated custom community of 32 cul-de-sac lots located on the north side of Galveston Road between Price and Dobson Roads in Chandler. The community is heavily treed along the front, the main trunk street and inside the cul-de-sacs with a combination of Evergreen Elm and Shamel Ash trees. It has a distinctively traditional atmosphere supported by appropriate design guidelines. Cayley Manor was developed and marketed in 1999.

Chelsea Manor is a gated custom community of 29 lots located at the northeast corner of Rita Lane and Elliot Road in Tempe. The community is heavily treed with large Shamel Ash trees. It has a distinctively traditional atmosphere supported by appropriate design guidelines. Chelsea Manor was developed and marketed in 1995.
Las Estadas
Las Estadas is a gated custom community of 47 lots located on the south side of Warner Road between Rural and McClintock Roads in Tempe. The community has a distinctively southwestern atmosphere supported by appropriate design guidelines. The lots average around 20,000 square feet in size. Las Estadas was developed and marketed in 1996.

Germann Country Estates
Germann Country Estates is a gated, partially custom community of 71 lots at the northwest corner of Germann and Dobson Roads in Chandler. The lots are typically between 12,000 and 14,000 sq. ft. in size (some up to a half acre) with the larger lots along the north side of the community. The community has a distinctively upscale atmosphere supported by appropriate design guidelines. Germann Country Estates was developed and marketed in 2000.
Sonoran Estates at Monterra
Sonoran Estates is a sub-community of Monterra, a beautiful natural desert community at Scottsdale Road and Jomax in north Scottsdale. The community is loaded with lush desert vegetation and Natural Area Open Space. The homes have a distinctively southwestern design and are built within specific building envelopes. Lots range from approximately 27,000 square feet to three acres. To preserve the natural environment, the “disturbable area” is limited to approximately 16,000 to 18,000 square feet per lot. The 21 lots in Sonoran Estates were marketed to custom builders and eventually sold to one builder, Tarantini Construction.
Acacia Estates
Acacia Estates is a gated community of 55 half-acre lots located on Higley Road south of Riggs in Gilbert. The community boasts magnificent mountain views, beautiful Sonoran Desert themed entrance and outstanding community park & play area. Acacia Estates was marketed in 2010.
Country Park Estates at Sonoqui Creek Ranch
Country Park Estates is a sub-community of Sonoqui Creek Ranch on the north side of Riggs Road between Sossaman and Hawes Roads in Queen Creek. The community has a distinctive ranchette flavor on acre lots. The community was marketed to both retail custom lot buyers and custom builders in 2012.

Arlington Estates is a gated community of 14 acre lots located on Lindsay Road north of Warner Road in Gilbert. The community has a beautiful entrance and horse privileges. Arlington Estates was marketed in 1997.
